Reservation and information

The landlord is obliged to secure a written confirmation concerning your reservation and that the house corresponds to the description given.

The house is available from 3 p.m on the day of arrival agreed on until 12 a.m on the day of departure if nothing else is confirmed. 

The lease become binding to both parties as soon as the landlord has confirmed the booking and  the deposit (or the full rent) has been paid for.


When booking single nights the total amount is paid on the arrival. For several days or week bookings the following applies:

If your booking is made more than 30 days in advance, a deposit for SEK 500/week will be charged. The deposit has to be paid for within 10 days of the date when the landlord has sent the confirmation of the booking. The deposit will be deducted from the rent. The reminding rent has to be paid no later than 30 days before the agreed date of arrival. If the booking is done less than 30 days in advance, the full rent must be paid within 10 days of making the booking.

If the deposit is not paid for in due time, the landlord has the right to cancel the booking. Failure to pay the rent will be regarded as a cancellation from the guest’s side. In this case the cancellation rules apply.

A cancellation of the booking must  in written or verbally direct to the landlord. If the cancellation is done  more than 30 days before the date of arrival,  only the deposit has to be paid for.

If the cancellation is done only 30 days or less before the agreed arrival date, 90% of the rent has to be paid.

If payment has been made already  for more, the difference has to be refunded immediately by the landlord.

If the landlord manages to rent out the house to someone else, an amount equivalent to the rent paid by the new tenant but  with reduction of the deposit has to be refunded.

The deposit also applies as cancellation protection under the following circumstances (provided that such circumstances were not known when you made the booking):

Death, illness or serious accident, affecting you personally, your spouse, live-in partner, family or travelling companion.

Call-up to the armed forces or civil defence.

The occurrence of a serious event outside your control which you could not have foreseen at the time of booking, and which means that it would be unreasonable to demand that you honour your booking . Such events include, for example, fire of flood damage to your home.

You must produce a certificate, issued by a doctor, public authority or insurance company etc., which confirms the reason  for your cancellation. You must submit the certificate to us as soon as possible, preferably within a week of the cancellation date. The deposit is not reimbursed in the event of cancellation.

Ev. Claims

You have the right to cancel the rental agreement if the landlord does not provide the cottage in the promised condition or at the right time.  If you do not wish to cancel the rental agreement, you have the right to demand a reduction in rent from the landlord. Any complaints must be communicated to the landlord immediately and within 3 days from the date of arrival.  Any faults which occur during your stay should be reported immediately, to ensure that  the landlord has the opportunity to rectify them. If you are still not satisfied, you may appeal to The Swedish National Board of Consumer Rights (Allmänna Reklamationsnämnden).

You have the right to transfer your reservation to another person and the landlord must accept him/her unless there are special grounds for refusal. In that case you will have to inform the landlord before the date of arrival and a re-booking cost of SEK 250 will be charged.

Obligations for the guest

You will have to take good care of the cottage and according to all applicable rules, regulations and instructions. You are personally responsible for any damage to the property and its contents caused by your own negligence of that of a member of your party.

You are not allowed to use the cottage for any other purpose other than what was agreed to at the time of the booking (normally leisure use) and you must not allow any persons over and above the number specified in the booking to stay overnight in the cottage or its grounds. Upon agreement with the landlord and when permission is given by the landlord, the number of people staying at the cottage may exceed what was indicated at the time of agreement. The landlord in this case reserves the right to charge extra.

Lost key must be replaced by the guest at the cost of SEK 300.-.

Cleaning and bed linen.

The rent is including bedlinen and towels. The guest is responsible for cleaning the cottage. A deposit for SEK 800 is paid by the guest on the arrival. This amount is returned to the guest on the departure.   The landlord has the right to keep this deposit, if the cleaning is not sufficiently done.

Force majeure

Either party has the right to withdraw from the rental agreement in the event that the cottage can not be made available as a result of acts of war, natural disasters, labour-market conflicts, protracted interruption to water and electricity supplies, fire, or other similar major occurrences which neither party could have foreseen or influenced. Under such circumstances, the landlord is obliged to reimburse what  you may have paid with a reduction for the benefit of any use of the cottage.

To consider

Before making the reservation it is advisable to consider and make sure certain matters, which might not be noticed in the advertisement.

Inside and around a holiday house you must expect flies, wasps and other insects during the summer. Nor can the landlord be held responsible for this. In the event of major insect infestations, the landlord should be contacted immediately so that the fault and be rectified.
